Experts hope that more banks will begin to offer best loans, which in turn could impact the entire economy as struggling people get the financing they need to pay down their mortgages and bills. While best loans are not yet widespread, there are indications that they may be returning very soon.</p>
<p>David Doulton, director at Fairinvestment.co.uk, stated, &#8220;This is great news from our two biggest lenders for those homeowners who have enough equity or a big enough deposit to be eligible for these deals.&#8221; he said.</p>
<p>&#8220;Times are tough for British households, and mortgage lenders are in a position to ease the current conditions in the mortgage and property market. It is good to see that they are taking their responsibility seriously and helping to bring rates down. Hopefully more lenders will follow suit.&#8221;

<p>Ray Boulger of John Charcol said, &#8220;On the back of the market reassessing its view since last month on where Bank Rate is heading, 2 year swap rates have fallen by a little over 0.5% from last month&#8217;s 6.5% peak and 3 month Libor has fallen 0.1% to 5.85%. Some lenders have reduced their fixed rates to partially reflect the lower swap rates and even some tracker rates have been cut. For borrowers who want or need the security of a fixed rate mortgage, playing a waiting game should offer the opportunity to fix at rates lower than those available today.”</p>
<p>“However, current rates on the best tracker mortgages are around 0.5% lower than the best fixes and so unless Bank Rate averages more than 5.5% over the deal period, fixed rates will end up costing more. In fact with Bank Rate likely to fall further, the gap between current fixed rates and a tracker mortgage is likely to widen, making trackers the current mortgage of choice for borrowers taking a view on interest rates.&#8221;</p>

<p>&#8220;It is an extremely worrying time for anyone coming to the end of a fixed-rate deal,&#8221; said Darren Cook, mortgage expert at moneyfacts.co.uk. &#8220;Borrowers coming to the end of a three-year fixed-rate deal, looking to fix for another three years, could see a £158 increase in their monthly repayments (on a £150,000 mortgage), equating to an additional £5,896 in true cost over the three years. There doesn&#8217;t appear to be any let up in the misery for borrowers. Lenders need to start playing the game fairly and pass on the cut in swap rates as quickly as they pass on the increase.&#8221;</p>
<p>&#8220;The credit crunch has significantly softened the connection between swaps and fixes: lenders have been keen to improve margin rather than market share and have been slow to pass on falls in swap rates to new borrowers,&#8221; stated Melanie Bien of Savills Private Finance.</p>
